Waterstones continue expansion across Northern Ireland with 11th store

BOOK retailer Waterstones is continuing its regional expansion across Northern Ireland with the opening of a new store in Omagh. The new bookshop and café at the Showgrounds Retail Park is set to become Waterstones’ 11th location in the north. It follows new openings in Bangor, Coleraine, Enniskillen, Craigavon and Derry in the past five years, doubling its Northern Ireland portfolio. Waterstones has secured the former River Island unit in Omagh, which was vacated by the fashion retailer in September 2025. At the time, River Island said it took the decision after failing to agree new terms with the landlord. The Showgrounds Retail Park has been owned by US investment group Columbia Threadneedle since 2021. The Boston-based company bought the 90,000 sq ft asset in an off-market deal for around £16.5 million. The busy retail park’s tenants include M&S, Next, Sports Direct and Argos. The unit secured by Waterstones is located next door to arts, books and crafts retailer The Works and close to a Caffè Nero outlet. It’s understood Waterstones plan to open both a bookshop and café within the former clothes store. Waterstones currently have just one in-store café in the north, operated by Ground Espresso at its flagship shop in Belfast city centre. The retailer’s footprint has steadily grown since it was acquired by US hedge fund Elliott Investment Management in 2018. Waterstones’ recent growth strategy across Northern Ireland appears to involve locations without a dedicated book store. Omagh has been without a high street book retailer since the closure of the independent Carlisle Book Shop in 2018. Waterstones has also targeted locations where Eason previously operated prior to withdrawing from the northern market in 2020, including Bangor, Coleraine, Derry and Enniskillen. Eason had also operated in Craigavon’s Rushmere Shopping Centre until 2018.
