Компания Subtext начала строительство нового студенческого городка на 520 мест напротив Университета Кентукки

LEXINGTON, Ky. — A national real estate developer has acquired land for a new 520-bed student housing development across from the University of Kentucky, adding another major residential project to the rapidly changing South Limestone corridor. Subtext has acquired the property at 565 S. Limestone for EVER Lexington, a planned seven-story student housing community featuring 149 residential units and approximately 4,000 square feet of ground-floor retail space. The project is being developed in partnership with FrontRange Capital and Larson Capital Management within a qualified opportunity zone. Construction is expected to begin in fall 2026, with completion anticipated in summer 2028. EVER Lexington will be Subtext’s second student housing development in Lexington following VERVE Lexington and represents another significant investment in housing surrounding UK’s campus. “With EVER Lexington, we’re bringing another resident-focused community to the market that supports student success while contributing to the city’s continued growth,” said Brandt Stiles, founding partner and co-CEO of Subtext. “By pairing a premier location with thoughtfully designed residences, wellness-focused amenities, and spaces that foster connection, we’re continuing to elevate the standard for student living.” The location places the development directly across South Limestone from several major UK facilities, including Memorial Hall, the Gatton College of Business and Economics and the J. David Rosenberg College of Law. The College of Engineering is approximately a three-minute walk from the property, while the College of Health Sciences is about five minutes away, according to the developer. The project also sits within an area experiencing substantial university investment. Subtext said EVER Lexington is located within UK’s $2.4 billion campus expansion zone, which includes investments in academic, research and other university facilities. The development will offer one- to four-bedroom floor plans along with a substantial collection of indoor and outdoor common areas. Plans call for a two-story lobby, study mezzanine, fitness center, wellness suite, pool deck, outdoor bar and lounge, and turf recreation area. Wellness amenities are expected to include a cold room, sauna and private studio designed for fitness, yoga and meditation. The ground-floor retail component will further add to the mixed-use character of South Limestone, which serves as one of the primary pedestrian connections between downtown Lexington and UK’s campus. Subtext said its development team worked with local stakeholders to design the project in a way that improves the pedestrian experience and integrates with the surrounding streetscape and neighborhood. The company also plans to construct EVER Lexington according to its sustainability standards. A number of companies are participating in the project. Southern Building Group is serving as general contractor, while KTGY is the architect and ESG is handling interior design. EA Partners is serving as civil engineer, Schultz Burman Engineering PLLC is structural engineer and UMB is the project’s lender. The development adds to continued private investment in student-oriented housing around the University of Kentucky as developers seek locations within walking distance of the state’s flagship university. For Subtext, the Lexington project also expands a national portfolio focused on student housing, attainable housing and conventional multifamily developments. The company describes its development strategy as emphasizing resident experience, including spaces designed around wellness, productivity and social interaction. EVER Lexington is scheduled to break ground this fall and open ahead of the 2028-29 academic year.
