Эксперт по Васту предупреждает: проверка фен-шуй офиса после ремонта обходится бизнесу слишком дорого

Setting Up A New Office? Vastu Expert Shares Common Mistakes To Avoid A founder finalises a commercial property, signs the lease, briefs the interior designer, and only then, weeks or months in, thinks to call a Vastu consultant. By then, the entrance has already been decided. The shape of the plot cannot be changed. The layout is halfway built. We spoke to Gauri Jain, Vastu Consultant, who sees this sequence repeatedly with businesses setting up new offices, and according to her, it is also the single costliest mistake they make. "One of the most common Vastu mistakes businesses make is checking Vastu only after the office has been constructed or interiors are completed," Jain says. The pattern is not unique to small businesses. Vastu compliance has become mainstream in Indian real estate decision-making. Market data cited by Anarock Property Consultants suggests nearly 80% of Indian homebuyers now treat Vastu compliance as a key factor in their purchase decisions, and a separate industry survey found that 62% actively prefer Vastu-compliant properties, with 44% willing to pay a premium for them. Businesses buying commercial space are increasingly following the same instinct. The trouble is timing. Why Checking Vastu Too Late Gets Expensive The reason Jain's warning matters is structural, not superstitious. Once a business has signed on a property, several elements are effectively locked in. "Vastu should ideally be checked at the initial stage, while selecting the plot or property itself, because the direction, shape, slope, entrance and surrounding environment are difficult and expensive to correct later," she explains. An entrance can sometimes be modified, but rarely without cost and disruption. A plot's shape or slope cannot be changed at all. A business that discovers these issues after possession is left working around fixed constraints rather than designing for them. That is precisely why Vastu consultants push for an assessment before a term sheet is signed, not after the keys are handed over. The Mistakes Businesses Make Once They Move In Even after possession, Jain says a familiar set of errors shows up across offices she has assessed. "Other common mistakes include an unsuitable main entrance, placing the owner's cabin in the wrong zone, blocking the North-East with heavy storage, incorrect placement of toilets or the staircase, and ignoring the functional requirements of different zones such as the South-East for fire, electrical and technology-related activities," she says. These are not arbitrary rules. Commercial Vastu treats each direction as governing a specific business function: the southeast zone is associated with financial transactions and cash flow, the north zone with new business opportunities and client acquisition, and the northwest with staff retention and supplier relationships. When storage, cabins or utilities are placed without regard for these zones, Vastu practitioners hold that the misalignment shows up as recurring, hard to diagnose friction in cash flow, staff turnover, and decision-making, long after the office is already running. Fixing It Doesn't Always Mean Rebuilding The natural fear once these issues are flagged is that correcting them means tearing down interiors that have already cost time and money. Jain says that is rarely necessary. "These issues can often be corrected through appropriate planning, repositioning of workstations and cabins, decluttering, colour and element balance, and suitable Vastu modifications," she says. In practice, this means a Vastu consultant working within an existing floor plan rather than demanding structural change: moving a desk, clearing a blocked corner, adjusting colour schemes, or introducing specific elements to offset a problematic zone. It is a far cheaper and faster process than the alternative, but Jain is clear that it is a workaround, not a substitute for getting the fundamentals right from the start. Prevention Is Still Cheaper Than Correction For businesses that haven't yet committed to a property, Jain's advice circles back to timing. "The best approach is to assess Vastu before purchasing or finalising the plot, so that the building layout and business functions can be planned correctly from the beginning," she says. That sequencing, a Vastu assessment before purchase rather than after interiors are underway, is what separates a straightforward correction from an expensive one. It also lines up with what the wider property market is signalling. Vastu-compliant commercial and residential properties are reported to sell 15 to 25% faster than non-compliant ones, and command a 5 to 15% price premium in competitive markets, making early alignment as much a commercial decision as a traditional one.
