Peek inside this rare remodeled unit at One Queensridge Place
A remodeled condominium unit inside One Queensridge Place went from Tuscan interior to mid-century Italian in a rare project that made structural changes to the space.
Condo remodels are a tall task, often taking longer and more money to complete. But owner Eric Schyman of Unit 1001 in Tower 1 was up for the challenge of a renovation that took almost two years.
Schyman, owner of Schyman Designs, purchased the unit in July 2024 for $2.4 million with Anthony Spiegel, owner of real estate agency Palm Drive powered by Lusso, and got to work immediately creating his dream unit.
Around 75 percent of the 219 units at One Queensridge Place are still authentic to when it was delivered in 2007, with a distinct early-2000s Tuscan interior from developer Yohan Lowie. Schyman completely gutted the around 4,800-square-foot, four-bedroom and six-bathroom unit to create a “mid-century Italian” oasis.
“It was really like a jigsaw puzzle of putting it all together,” said Schyman. “In a regular house you can move anything anywhere; you can dig trenches, all that. This is like wherever anything is, that’s kind of what you need to work with.”
Schyman demoed and greyshelled the entire unit, which took around two months, whereas a home would take around two weeks. But the renovation maximized the space by removing pop-outs and unneeded columns, adding around 50 square feet to the unit.
He even went a step further during the remodel, getting approval from his neighbor below to change out drain hoods and bathtubs.
Inside the unit
Walking in, guests are immediately greeted with a ladder-style brass bar, which Schyman created as a “focal point” for the whole unit, with reflective tiling underneath the bar to add texture. There is even power that runs through it to uplight the bottles.
“At night, this looks amazing because it’s like an art piece, really,” said Schyman.
To the left of the bar is the living room, which looks out to the Red Rock Canyon National Conservation Area.
To the right is the kitchen, with Sub-Zero and Wolf amenities, as well as a wood-panelled fridge that blends into the surrounding cabinetry. A small hallway also leads into the pantry area, with inswing hidden doors to maximize the area.
Behind the kitchen is a media room, which took a totally different form from its previous state. Originally a formal dining room with a wine cellar, Schyman instead enclosed the space to make it a media room.
“This one we wanted to make very comfy, cozy, natural woods,” said Schyman about the media room. “This is hard because we have a lot of stuff in the ceiling too. So restructuring this, at this scale, was not the best. But we wanted it a certain way, so we did it.”
Down the hall is the main bedroom, which was “totally reconfigured.” Before, the space consisted of an office space and the main bedroom next to each other, but Schyman chose to combine them both to make “one giant bedroom.”
There is a lounge room inside the bedroom, with views of the Strip, perfect for Schyman’s love of hosting.
“We have a lot of friends that don’t live in Vegas,” said Schyman. “When they come to Vegas, they want to see the Strip and stuff. So this is a place where we could take them and have cocktails and whatnot.”
Schyman also added two closets, as well as two bathrooms, with one “giant shower” connecting the two in the middle with a passthrough door.
With all of the tedious maneuvers needed to make the unit perfect, Schyman still did not want a standalone house because of the maintenance and upkeep.
“I came from a crazy house with multiple swimming pools and all that, and it was so hard to maintain, and I was just over it,” said Schyman. “And, this is the only building that I wanted to be in in Vegas.”
