HomeVestors has acquired BlueSquIDX, a software platform that has facilitated more than $500 million in single-family home purchases, marking the real estate investment company’s first acquisition.
Leaders said the move is designed to help HomeVestors’ independently owned and operated franchises more efficiently identify, evaluate and pursue investment opportunities listed on multiple listing services (MLS).
The acquisition expands the company’s focus beyond the off-market properties that have historically represented the majority of its franchisees’ purchases.
HomeVestors Chief Growth Officer Brandon Gebers said the company saw an opportunity to make on-market properties more accessible to its network of professional real estate investors.
“Historically, only 3% of homes our franchisees purchase were on MLS in the previous 90 days, even as data shows 30% of flipped homes were listed in the same time period,” he said. “However, scouring MLS can be a clunky and time-consuming process, so we bought a platform that is a virtual ‘easy’ button for our homebuyers.”
BlueSquIDX uses MLS data and machine learning to identify characteristics associated with properties that may appeal to investors or be suitable for renovation and resale. The platform is designed to help users narrow the number of listings requiring manual review and move more quickly from property evaluation to submitting an offer.
According to HomeVestors, the traditional process of finding, evaluating and making an offer on a single property can take about two hours. During a BlueSquIDX pilot, the company said the technology significantly reduced the amount of time franchisees spent pursuing potential deals.
HomeVestors said franchisees previously might have needed to make approximately 50 offers to secure a deal. During the pilot program, the company found that the time required to pursue a successful acquisition could be reduced from roughly 100 hours to about four hours.
BlueSquIDX founder Steve Peterson will remain with HomeVestors and will help train franchisees while continuing to customize and enhance the platform.
The technology is expected to support HomeVestors’ network of more than 750 franchisees across 47 states as they expand their focus beyond traditional off-market opportunities.
For HomeVestors, the acquisition also reflects a broader opportunity to help its franchise network capture a larger share of investment properties that are already being listed and sold through the traditional residential real estate marketplace.
