Высокие цены на жилье в Лос-Анджелесе заставляют владельцев домов выбирать сложную реконструкцию вместо переезда

Why LA Homeowners Are Renovating Instead of Moving, and the One Data Point That Explains It - Click here to listen to this article - Share via - High home prices and locked-in low mortgage rates are inspiring Los Angeles homeowners to pursue complex, structural renovations instead of moving to larger properties. - The integrated design-build model solves these common renovation pitfalls by placing the designers and contractors on the exact same team from the very first meeting. - Homeowners are now learning to prioritize essential behind-the-wall infrastructure like upgraded electrical panels and proper waterproofing just as much as luxury aesthetic finishes. Across Southern California, the way we renovate and expand our homes is undergoing a major shift. Interest in the integrated design-build approach has hit a 22-year high. According to new data, the Los Angeles basin is currently the strongest market in the country for this streamlined construction model. So, why is the traditional split between architect and contractor suddenly losing its grip on the high-end market? It all comes down to the current housing market. The days of simply selling and upgrading to a larger home are largely over. “Homeowners are staying in their homes longer because of high home prices and holding onto lower mortgage rates,” explains Yarin Gani, co-founder of Create Construction. “Instead of moving, they are asking how they can make their current home work better for their family for the next 10 or 15 years.” An exclusive look inside the new pre-approved housing initiative pairing elite architects with factory-grade steel framing to bypass traditional delays and lower the risks of rebuilding in wildfire zones. Because homeowners are locked into their current properties by low mortgage rates, their renovation demands have evolved drastically. These are no longer simple cosmetic upgrades. Today’s remodels are complex and highly structural. They demand a level of logistical cohesion that the traditional building model simply was not designed to deliver. The Main Issue with the Traditional Split If you want to understand why design-build is taking over, you first need to look at the traditional system. For decades, the standard path for a major home renovation was straightforward. You would hire an architect to draw up a beautiful set of plans and then bid those plans out to multiple general contractors. While this model still works for hyper-custom estates where the budget is completely irrelevant, it creates a massive blind spot for the average large-scale remodel. “A homeowner may spend months working on plans, only to find out later that the design is far over budget or not practical from a construction standpoint,” Gani explains. In the traditional model, the architect often designs in a bubble. They can draw up massive glass walls that look incredible on paper. However, if the contractor who actually has to pour the concrete is not involved from day one, the client has no idea what the true cost is until the bidding phase. The result is often a stressful situation of mismatched expectations. The bids come in much higher than the architect estimated, and the project goes into a painful value engineering phase where the original design is altered to save money. When things inevitably change in the field, the homeowner is caught in the middle of a war between the designer and the builder. The Benefits of the Design-Build Approach Integrated design-build eliminates this adversarial relationship by putting the designer and the builder under the same roof. It is a single-contract model with one point of accountability. “One company is responsible for the process from the initial design and planning phase through finished construction,” Gani notes. “Everything falls under one umbrella, creating greater alignment and a smoother process for the homeowner.” RELATED: Designing by Mood: The Secret to a Cozy, Wellness-Focused Home He adds that practicality is key during the planning phases. “The goal is not just to design something beautiful,” Gani says. “The goal is to design something beautiful that can actually be built within the client’s budget and property conditions.” By bringing the contractor to the table during the very first design meeting, cost drivers are identified immediately. The team can steer the design away from structural complexities that offer little aesthetic payoff but add thousands of dollars in engineering costs. Can’t relax in your own home? Prioritizing What Happens Behind the Drywall In the high-end Los Angeles remodeling market, experts are seeing demand surge for massive layout changes. Homeowners are asking for second-story additions, comprehensive kitchen expansions, ADUs, and complete primary suite overhauls. The conversation has shifted from just making a room look better to making the entire home function better. This lifestyle-first approach requires better flow and stronger indoor-outdoor connections. Crucially, Gani notes that luxury homeowners are finally getting educated about the infrastructure hidden behind the drywall. Ready for a summer refresh? Top interior designers reveal 7 outdated home decor trends to drop right now, from bed skirts to matching furniture. “A few years ago, many clients focused mainly on finishes like tile and countertops,” says Gani. “Today we are seeing more clients ask about framing, waterproofing, drainage, insulation, electrical panels, HVAC systems, and structural work.” Homeowners now realize that spending top dollar on imported marble is entirely useless if the plumbing behind it fails a year later. You cannot have a luxury kitchen if your home still has an outdated electrical panel that trips constantly. You also cannot blow out a back wall to install a massive sliding glass door without dealing with the structural requirements necessary to keep the house standing during an earthquake. RELATED: Are Prefab and Modular Homes Finally Becoming Luxury? “A beautiful bathroom is not successful if the waterproofing fails, and a beautiful kitchen is not successful if the electrical system cannot support the appliances,” Gani dictates. Because integrated design-build allows the design and technical construction conversations to happen simultaneously, these critical performance issues are solved early on. The infrastructure is planned alongside the aesthetics, rather than becoming a massively expensive surprise halfway through the build. The Essential Questions You Must Ask Before Hiring If you are planning a major renovation, Gani insists that every homeowner ask a few non-negotiable questions before signing a contract. First, ask who is explicitly responsible for keeping the design aligned with the budget during the planning stage. Second, find out exactly how early the general contractor will be brought into the design process to evaluate structural feasibility. Third, if something changes during permitting or construction, you need to know who takes accountability for coordinating the solution. If the answers involve multiple separate parties needing to coordinate, you are likely exposing yourself to unnecessary headaches. “The biggest benefit is that the homeowner has one responsible team from beginning to end,” Gani concludes. “That reduces miscommunication and gives the homeowner a clear, uninterrupted path from idea to finished project.”
