В Фениксе начато строительство первого этапа комплекса Halo Vista для поддержки производства TSMC

Developments are continuing to pour out from TSMC’s north Phoenix manufacturing hub. The largest of these is the sprawling planned master development known as Halo Vista, which is entering its first phase of construction. Halo Vista will feature industrial, multifamily living and office space, as well as a retail district to include an autopark, Costco and Marriott hotel. Richard Mack, CEO of Mack Real Estate Group — one of the developers behind the project — says Halo Vista is meant to be a “halo, literally and figuratively, of productive capacity to make TSMC better and to make the land around TSMC livable.” Mack says there are around 1,500 suppliers doing business with TSMC that may want front-row access to its only manufacturing site in the U.S. “Our job is to create an ecosystem that will help TSMC, and we hope along the way that we’re also going to attract other advanced manufacturers,” Mack said. Mack Real Estate Group and its partner McCourt Partners purchased the state trust land in 2024, and the project’s announcement followed soon after. Mack says the last two years have been focused on preparing infrastructure for the site. Now, they’re ready to begin phase one of construction, which will include seven industrial facilities. But it’s still too early to tell who those tenants will be. “What we’ve tried to do is build a variety of shapes and sizes of buildings, so that we can offer a diversity of space and things like power, ceiling, heights and floor loading, as well as delivery access,” Mack said. “We’re trying to create a diversity of buildings for a diversity of tenants.” Halo Vista developers believe there are adequate water and energy supplies for the entire project, but as Mack said, “One of the things we don’t have enough of yet, and that we will have over time as the city builds it out, is additional wastewater capacity.” Tax revenues generated from Halo Vista are expected to help the city of Phoenix pay for direct potable reuse — an expensive process of treating wastewater to drinkable levels, “which is a level of treatment that we’ve not seen in the Phoenix market before,” Mack said. The energy picture for Halo Vista is still in flux, according to Mack, "it's really going to be a question of what the uses end up being, and do we have more power use than we expect? But right now, we anticipate we have enough power to fulfill the uses that we need.” Complete energy demands for TSMC’s plant remain opaque, but Arizona Public Service officials stated on an August earnings call that every $100 billion invested at the site equals roughly 1 gigawatt of energy demand, which is enough to power close to one million homes.
