Чикагская Clear Investment Group приобрела 300-квартирный комплекс Woodland Estates в Вашингтоне

CHICAGO, IL - – Clear Investment Group, a Chicago-based real estate investment firm specializing in value-restoration multifamily and distressed asset opportunities, today announced the acquisition of Woodland Estates, a 300-unit multifamily community in Southeast Washington, D.C. The acquisition marks the firm's second investment in the Washington metropolitan area, bringing its regional portfolio to nearly 1,000 apartment units. Woodland Estates was acquired through a receivership auction creating a compelling value-add opportunity for Clear Opportunities Fund II. Located in the Anacostia neighborhood approximately five miles from downtown Washington, D.C., Woodland Estates sits within one of the nation's strongest multifamily markets. The property will benefit from Clear Investment Group's proven value-add strategy, including significant capital improvements, operational enhancements, and resident-focused property management designed to improve the quality of housing while increasing long-term value. "The acquisition of Woodland Estates reflects exactly the type of opportunity we seek—well-located workforce housing that can be acquired at an exceptional basis and meaningfully improved for both residents and investors," said Amy Rubenstein, CEO of Clear Investment Group. "Washington, D.C. continues to demonstrate resilient multifamily fundamentals driven by a diverse employment base, strong household incomes, and sustained demand for quality affordable housing. We are excited to expand our presence in this market." The firm plans to invest significant capital for improvements to modernize the community, enhance curb appeal, improve building systems, and renovate apartment interiors. The business plan also includes leasing and operational initiatives designed to increase occupancy while elevating the overall resident experience. "This acquisition demonstrates the strength of our disciplined investment strategy," Rubenstein added. "By identifying distressed or underperforming assets in fundamentally strong markets, we are able to create value through thoughtful repositioning while preserving much-needed workforce housing. Woodland Estates is another important milestone as we continue to strategically grow our portfolio in the Washington region." The Washington-Arlington-Alexandria metropolitan area remains one of the nation's most attractive multifamily investment markets, supported by a population exceeding 6.4 million residents, one of the highest median household incomes in the United States, and a diverse employment base anchored by federal agencies, Fortune 500 companies, healthcare, education, and technology employers. Woodland Estates is located in Southeast Washington's historic Ward 8, an area benefiting from ongoing public and private investment, including the transformative MLK Gateway redevelopment project and continued infrastructure improvements that are enhancing neighborhood amenities and long-term economic growth. The acquisition further expands Clear Investment Group's growing portfolio of workforce housing communities throughout the United States, reinforcing the firm's commitment to acquiring and repositioning multifamily assets in markets with strong long-term fundamentals. The transaction also marks continued momentum following the successful completion of the second capital raise for Clear Opportunities Fund II, positioning the firm to pursue additional acquisitions.
