Four years ago, two blocks of Curtis Park were home to Greyhound buses and their maintenance facility. Parking lots full of the blue and gray coach buses along 24th Avenue, Curtis and Arapahoe streets have given way to new apartments. Now, the site of the former maintenance hub, demolished in 2023, may become a spa. Circle Wellness recently proposed building 13 “pavilion-style” buildings spanning a combined 5,200 square feet at 2450 Curtis St., currently a vacant lot spanning nearly an acre. “The format is intentionally quiet, small-scale, and appointment-based, and it translates naturally to compact urban infill sites,” the application reads. An entrance is planned for the corner of 25th and Curtis, followed by nine spa buildings tucked behind landscaping and walls along Curtis Street. Each structure, connected with courtyards and walking paths, contain a hot and cold plunge, shower and sauna and are meant to be rented by a single guest party. “We are currently assessing the feasibility of a Denver location but haven’t determined if we are moving forward yet,” Circle Wellness CEO Scott Emslie said via email. Emslie co-founded the business, launching its first location in Vancouver, British Columbia, Canada, in 2023. A second location has since opened in Seattle, Washington. Sessions run either 90 or 120 minutes and cost between $225 and $285, depending on the day. Fellow Canadian spa operator Pomeroy Lodging LP is a partner in Circle Wellness, Emslie said. The company is embroiled in controversy over plans to build a spa facility on the red rocks of the Arrowhead Golf Club in Douglas County. Property records list the owner of the Curtis Park site as FirstGroup Services, a British transportation company that purchased Greyhound in 2007 and sold it in 2021. The company did not respond to a request for comment. Greyhound had other holdings in the area. It sold three-fourths of an adjacent city block to local developer Corum Real Estate Group in August 2022 for the construction of apartments. At the time, the firm was under contract to buy the 2450 Curtis St. lot, but that deal never closed. Read more from our partner, BusinessDen.
