CG Oncology Inc. has relocated its headquarters from Irvine to Dallas, leaving behind a local office whose lease expires at the end of August.
The bladder cancer-focused biopharmaceutical company signed an eight-year lease last December for additional office space at Pegasus Park, a 23-acre life sciences and innovation campus in Dallas, according to real estate news source RE Journals.
Arthur Kuan, chairman and chief executive of CG Oncology, said the company’s new campus offers a collaborative environment in the life sciences ecosystem.
“With leading researchers, investors, and innovators all in one location, Pegasus Park is an ideal setting for us as we continue to develop our innovative immunotherapy for bladder cancer patients.” Kuan said in a statement.
The company also leases additional office space in Emeryville, California and Branchburg, New Jersey, according to a recent regulatory filing.
CG Oncology employed 61 employees as of last year. Its Irvine headquarters was relatively small at 1,249 square feet. It has not disclosed whether it will maintain an Orange County presence.
Phase 3 Clinical Trial Updates
CG Oncology, founded in 2010, is in the late stages of developing and commercializing its namesake immunotherapy called cretostimogene grenadenorepvec.
It uses genetically modified viruses to target tumors in the bladder.
Even though the company is pre-revenue, investors believe it will be successful as its shares last week reached an all time high of $80.97 each and its market cap has tripled in the past year to $7.1 billion (Nasdaq: CGON).
More than 763,000 people in the U.S. have bladder cancer, making it the sixth most prevalent cancer in the country. The American Cancer Society estimated that 84,530 people were diagnosed with the disease in 2026 and more than 17,000 died from it.
In August, the company announced it expects to share topline data from its Phase 3 Pivot-006 trial in the near term. The trial compares cretostimogene versus surveillance in patients with intermediate-risk non-muscle invasive bladder cancer (NMIBC) following bladder tumor removal.
“PIVOT-006 has accrued the vast majority of the target events, and we look forward to sharing topline results soon,” Kuan said.
Results from the company’s other Phase 3 clinical trial were also published in peer-reviewed journal The Lancet Oncology in July. The study demonstrated a 75.5% remission rate in patients with high-risk NMIBC, while 89% of patients were able to preserve their bladders at 12 months and 81% at 24 months.
The company is targeting the fourth quarter of this year to complete its biologics license application (BLA) submission.
CG’s filing shows it has $1 billion in cash and equivalents. It reported a net loss of $79.1 million in the second quarter. In earlier years, it collected about $25 million in research and collaboration revenue through license and collaboration agreements.
Growing Life Sciences Hub
CG Oncology is among a growing group of life sciences companies at Pegasus Park.
The campus is home to more than 50 tenants, including 20 startups at its BioLabs incubator.
Healthcare investment firm Highlander Health Partners also expanded the existing space it occupies on the same floor as CG Oncology. LH Capital, the investment arm of Lyda Hill Philanthropies, will join Highlander.
The daughter of a Texas oil tycoon, Hill is an entrepreneur and philanthropist that has invested hundreds of millions into cancer research, STEM education and community projects.
