Историческое здание в центре Белфаста с боксерским рингом выставлено на продажу за 2,4 млн фунтов

A prime building in Belfast city centre that features its own boxing ring as a focal point is currently on the market for offers over £2.4 million. The historic St George's Building, located at 37-41 High Street, was designed in 1881 by Thomas Jackson and Son in Italianate style, and is a B1 listed building. The property underwent extensive refurbishment in 2019 by the current vendors. Described as "combining period charm with modern commercial functionality," the prominent city centre mid-terrace building extends to 17,685 sq ft in total over ground, first, second and third floors. The property consists of office accommodation with two retail tenants on the ground floor, photo processing chain Snappy Snaps and VIP Nails. The upper floors consist of 15,177 sq ft of office accommodation, with the second-floor office featuring a former boxing ring from the 1960s as a unique focal point, surrounded by modern open plan and cellular offices. The current office tenants include O’Hare Solicitors, MPA Recruitment and Hollandale Project. The boxing ring was taken from St George's Hall, located at the back of the building above 4 Joys Entry, which is now occupied by Henry's. Future Belfast, a website independently documenting Belfast's changing built environment, said the hall was initially used as a restaurant and the Belfast Apothecaries Hall. It hosted the first full-time cinema in Belfast, capable of audiences up to 1,500 people, from August 1908 but later closed in 1916. By the 1960s it was used as a dance hall and the Ulster Sports Club operated a boxing club that also hosted competitive tournaments. Following bomb damage in the early 1970s, the building lay derelict until an extensive refurbishment by Deramore Developments in 1981. The building was B1 listed in January 1990. It is a prominent mid-terrace building with a mansard style roof with dormer windows, while its façade is finished in painted white render with contrasting dark architectural detailing. The property is on the market with agents Savills Ireland, who said the building could be purchased as a fully-let investment property, or could be occupied fully by a new owner. The agent added that the seller would be prepared to give up its lease for the third floor if required by the purchaser. You can find out more about the listing by clicking here.
