CHARLESTON — South Carolina’s first Four Seasons hotel is expected to break ground by the end of this year, putting the long-planned luxury development on a new construction timeline and under a new general contractor. Strategic Property Partners selected Hoar Construction to serve as general contractor for the up-and-coming Four Seasons Hotel and Residences Charleston. SPP expects to break ground by year-end, with completion now targeted for 2030, two years later than originally anticipated. The announcement marks a major step forward for the 1.9-acre mixed-use project at 155 Meeting St., which has been in the works for years. The development plans call for 139 hotel rooms and 36 private residences, and will include multiple restaurants and bars, a spa and fitness center, an outdoor pool and 7,000 square feet of event space. The former Days Inn motel was razed in February, followed by months-long archaeological efforts. The downtown Charleston project was first expected to be completed by 2028, but demolition delays and contractor selection shifted the timeline back. Strategic Property Partners CEO Josh Taube said launching construction of the landmark project is a major milestone for the firm and its capital partner Cascade Investment as they “continue to invest in the future of Charleston.” “We are proud to move forward with this transformative development that reflects our confidence in the city’s economic momentum,” Taube said. “We look forward to delivering a property that creates jobs, supports local businesses, provides world-class service to Four Seasons guests and residences and builds long-term value.” The 36 residences will range from 1,700-square-foot one-bedroom units to 3,700-square-foot three-bedroom homes. Many will include outdoor balconies or terraces, and residents will have access to Four Seasons services through a dedicated residential team. Residence prices start at $5 million. Since the residences were first marketed nearly a year ago, the firm has had thousands of inquiries — many of which are local to the region. The Four Seasons project has been in the works since late 2022, when software billionaire Bill Gates’ Cascade Investment LLC bought the site and neighboring downtown properties, eventually spending $57 million on the real estate. The Microsoft Corp. co-founder’s personal holding company also owns Strategic Property Partners and is the controlling shareholder in the Four Seasons chain. The project was designed by Morris Adjmi Architects, Lark Design Studio and Hollander Design. Brad Cooke, an executive with Strategic Property Partners, said the project will “create a destination that reflects Charleston’s character and the exceptional standards of Four Seasons.” Charleston-based Iskagna has also been selected to provide owner representation. The company specializes in construction services for large-scale commercial, infrastructure and development projects. Hoar Construction, a national construction firm with more than 85 years of experience, will take over as the project's general contractor as SPP moves from preconstruction toward groundbreaking. John Goodner, a regional president of the firm, said the company is committed to bringing the Four Seasons property “to life.”
