История района Allied Gardens: от ранчо до признанного сообщества Сан-Диего

Allied Gardens can feel like one of those San Diego neighborhoods that has always been there — tree-lined streets, midcentury houses, schools, parks and the familiar stretch of Waring Road. But it is actually a relatively young neighborhood, and its transformation from ranchland to one of San Diego’s best-known postwar communities happened remarkably quickly. Here are eight things that might make you look at Allied Gardens a little differently. 1. Allied Gardens was once part of a ranch Before there were houses on Zion Avenue or Greenbrier Avenue, the land that became Allied Gardens was part of the Waring Ranch. The ranch occupied thousands of acres along the eastern edge of Mission Valley. Walter Bollenbacher and Louis Kelton purchased part of the Waring Ranch and saw something very different from the ranchers who had come before them: room for thousands of new homes. That’s where Waring Road gets its name. The Grantville-Allied Gardens Kiwanis history reports the developers purchased a 1,000-acre parcel from the Waring estate, while a city of San Diego historic survey reports grading for Allied Gardens eventually began on 1,800 acres of the old Waring Ranch. 2. The name has nothing to do with World War II It would be easy to assume “Allied Gardens” was a patriotic name inspired by the Allied powers of World War II. It wasn’t. Bollenbacher and Kelton operated under the name Allied Contractors, and the new neighborhood took its name from their company. So “Allied Gardens” is really a developer’s name — not a wartime tribute. 3. The neighborhood was built incredibly fast Grading for Allied Gardens began in 1953 on 1,800 acres of the old Waring Ranch. By 1957, Bollenbacher and Kelton had constructed about 4,000 homes, making Allied Gardens, along with Clairemont, the largest subdivisions in San Diego at the time. That’s a remarkable transformation in just four years. 4. The first houses went up on Twain Avenue The first subdivision map for Allied Gardens was recorded on May 25, 1953. Later that year, the first houses were constructed on Twain Avenue, and the first residents began arriving in early 1954. So some of the houses people think of as “old Allied Gardens” are now more than seven decades old — but the neighborhood itself is only a little older. 5. The developers were selling a very specific version of the American dream These weren’t random houses scattered across former farmland. Allied Gardens was designed as a large postwar residential community, with tract homes and the infrastructure and amenities that helped turn a housing development into a neighborhood. The homes themselves reflected the era. City research describes the houses as variations of the ranch-style home, with upgrades including two-car garages that helped perfect San Diego’s postwar Tract Ranch style. 6. Allied Gardens was nationally recognized Here’s one that even longtime residents may not know. Allied Gardens received two National Association of Home Builders awards, recognizing the neighborhood’s “outstanding character” and high standards in neighborhood development practices. In other words, this wasn’t simply another collection of tract houses. The development was being recognized as an example of postwar neighborhood planning. 7. That strange little house by the I-8 exit really is a house — sort of If you’ve ever noticed the odd little 1950s-style building near the bottom of Waring Road by the I-8 exit, you’re not imagining it. In 2000, San Diego Reader columnist Matthew Alice investigated the mystery after a reader wrote about the strange building. The answer was considerably more interesting than an abandoned tract house: it was part of a city of San Diego water department pump station serving Allied Gardens and other uphill neighborhoods. And there really was a person living there. According to the Reader, until about 15 years before the 2000 article, a caretaker lived in the largest of the buildings. There was also a fenced-in garden. And what about the rabbits? The original article mentioned a reader saw rabbit hutches there. The water department, however, could not confirm that the caretaker actually raised rabbits. The Reader reported that he “just maybe” did. The machinery, meanwhile, was largely underground. 8. Allied Gardens wasn’t just a subdivision — it became a community By 1960, the area had grown enough to have schools, churches, a post office, a community center, a freeway and its own Kiwanis Club. That may be the most important part of the Allied Gardens story. The neighborhood was created during San Diego’s explosive postwar expansion, when developers were putting houses on former ranchland as quickly as families could move in. But seven decades later, it is no longer simply a 1950s housing development. It has become a neighborhood with its own identity, traditions and generations of residents. And the next time you drive down Waring Road, look at those ranch-style houses or pass that curious little building near the freeway, remember: Allied Gardens wasn’t always here. Not even close.
