Epping Forest District Council has reported an increase in tenant satisfaction for another year.
The results of the 2025-2026 Tenant Satisfaction Measure (TSM) survey showed progress in most key areas and performance levels.
The improvements followed a year in which the council maintained 100 per cent compliance across all statutory housing safety measures, including gas safety, fire risk assessments, asbestos management, legionella assessments, and passenger lift safety checks.
1,165 tenants took part in the independent survey, which was conducted by housing research specialist Acuity.
The survey revealed 75 per cent of tenants were satisfied with the overall housing service provided, an increase from 73 per cent in the 2024-2025 survey.
83 per cent of tenants were satisfied that the council provides them with a safe home, up from 79 per cent in the previous survey.
78 per cent of tenants agreed they are treated fairly and with respect.
The council performed above the median for most measures compared to a peer group of 38 local authority social landlords across East and Central England, according to benchmarking data from Housemark.
The council's overall satisfaction score of 75.2 per cent was 2.9 percentage points above the peer group median of 72.3 per cent.
The council also outperformed the peer group median for overall repairs satisfaction, satisfaction with a well-maintained home, satisfaction that homes are safe, listening to tenant views and acting on them, keeping tenants informed, and positive contribution to neighbourhoods.
However, satisfaction with being treated fairly and with respect, complaints handling, and the approach to tackling anti-social behaviour were marginally below the Housemark peer-group median.
Despite the positive results, the council aims to continue improving and has pinpointed areas needing more attention.
Satisfaction with complaints handling remains relatively low at 34 per cent, while satisfaction with anti-social behaviour handling stands at almost 57 per cent.
Both issues have been singled out for targeted improvement work during 2026-27.
The council has already launched a housing complaints panel involving tenants and Qualis Property Solutions to better understand residents' experiences and identify opportunities for service improvements.
Additional work is planned to explore why some tenants remain dissatisfied with anti-social behaviour case handling.
Councillor Smruti Patel, cabinet member for housing, said: "We are pleased to see tenant satisfaction continue to improve. It is particularly encouraging that 83% of our tenants say they are satisfied that we provide them with a safe home, which is above both our previous survey result and the Housemark peer group median."
