Владельцы домов в Дорсете призваны проверить системы отопления перед продажей

Homeowners in Dorset are being urged to check their heating systems before putting their properties on the market. OFTEC, a registration scheme for non-gas heating technicians, has published advice for Dorset residents to help them avoid deterring buyers in what remains a sluggish housing market. Malcolm Farrow from OFTEC said: "Summer is a popular time for house movers and, for those looking to sell, there’s a lot to organise. "Whilst most of us remember to have a general spring clean and tidy up, the heating system is often forgotten about. "Taking the time to check everything is in good working order and knowing the facts can make a big difference, especially as buyers today are eager to get the best deal." It comes as new data from Rightmove shows energy efficiency and running costs are becoming increasingly important to buyers. OFTEC’s top heating checks start with knowing the boiler’s service history. A boiler should be serviced at least once a year by a qualified technician—GasSafe for mains gas or OFTEC registered for oil or solid fuel systems. Incomplete servicing records or work carried out by unqualified individuals can make buyers hesitant. Sellers are also advised to be clear on running costs. For the 18,000 homes in Dorset off the gas grid, historically oil is one of the cheapest forms of heating despite recent fluctuations in prices due to the conflict in the Middle East. Purchasing oil in the summer months can also offer additional savings. Up-to-date heating controls are another selling point. Older systems can be less efficient and more expensive to run. Modern thermostats and radiator controls, which allow for room-by-room temperature settings, can improve energy management and appeal to buyers. The age of the boiler is also key. Condensing boilers are quieter, more efficient, and cheaper to run. Boilers older than 15 years may be worth replacing, and sellers should ensure they have the 'building regulations compliance’ certificate, confirming installation date and compliance. For oil-heated homes, tank condition is critical. During servicing, a technician will check for damage or rust and advise on proper maintenance. OFTEC recommends avoiding close fencing or overgrown vegetation around the tank. With the busiest day for house moves expected to be the last Friday in August, taking these steps could help sellers secure a faster sale and a better price.
