Приложение помогло транспортному ведомству Karnataka堵住 утечку доходов и сократить простои коммерческой недвижимости

Dharwad: A simple mobile application has helped the North Western Karnataka Road Transport Corporation (NWKRTC) plug revenue leakages, eliminate delays in rent collection and streamline the management of more than 2,000 commercial shops spread across six districts. The NWKRTC, which operates bus services in Dharwad, Belagavi, Uttara Kannada, Haveri, Gadag and Bagalkot districts, owns several commercial properties, including depots, bus stations, workshops and offices. The biggest source of its non-transport revenue comes from shops, hotels, restaurants, kiosks and bakeries functioning inside bus stations. The corporation has 2,600 commercial shops, of which 2,175 are rented out while 425 remain vacant. These establishments now generate nearly Rs 48 crore annually as non-transport revenue. The problems before digitisation Until recently, the entire commercial licence system was handled manually by the accounts section. Shopkeepers had to visit divisional offices to pay monthly rent, resulting in delays, pending dues and cumbersome paperwork. The manual system also created another major problem. After the expiry of a shop licence, it often took two to three months for officials to invite fresh tenders and allot the premises again. During this period, shops remained vacant and the corporation lost rental income. Officials also found it difficult to track licence expiry dates, monitor pending payments and maintain transparency in commercial property management. The app that changed the system To overcome these shortcomings, NWKRTC managing director Priyanga M introduced the Commercial Licence Management App. The app enables shopkeepers to pay rent online without visiting corporation offices. It also sends automated reminders before the due date, reducing delays in payments. According to NWKRTC chief traffic manager Vivekanand Vishwajna, the application has made licence management transparent and efficient. Officials now receive advance alerts about licence expiry dates, allowing tenders to be floated well before the expiry period. As a result, shops are allotted on time and revenue loss due to prolonged vacancies has been minimised. The impact has been significant. Earlier, the corporation collected around Rs 3 crore in monthly rent from commercial establishments. After introducing the app, monthly rent collection has increased to nearly Rs 4 crore, translating into Rs 48 crore in annual non-transport revenue. With technology replacing manual procedures, NWKRTC has not only simplified rent collection for shopkeepers but also created a more efficient and revenue-focused commercial property management system across its six districts.
